Do I need a registration number to rent out my property?
That depends on your municipality. More and more municipalities require a registration number or permit for tourist rentals, and platforms like Airbnb must remove listings without a valid number. Pick your municipality in the checker or search your municipality's website for 'tourist rental'.
Does the nights cap also apply to my standalone vacation home?
Usually not. The nights cap applies to renting out your own home (your primary residence). A standalone recreational unit, such as a separate vacation home or a converted outbuilding, falls outside that in most municipalities and can be rented out year round. Check your own situation with your municipality.
Do I need to collect tourist tax?
Almost every tourist municipality levies tourist tax. You collect it from your guest and remit it to the municipality. The rate differs by municipality and by year, so ask your municipality for the current rate and filing rules.
What changed with VAT since 2026?
VAT on accommodation went from 9 to 21 percent as of January 1, 2026. This only affects you if you are VAT liable. Many small operators fall under the small business scheme and do not charge VAT. Have your accountant determine what applies to you, once.
