Google Hotel Ads for Independent Accommodations

Booking.com and Expedia appear by default in Google hotel results with your room, your photos, and your price. You don't. That's the problem Google Hotel Ads solves, though it costs something too.
What Google Hotel Ads Exactly Are
When someone searches on Google for 'hotel Zeeland August' or 'glamping Veluwe,' a map block with accommodations appears at the top. Under each accommodation are multiple rates: Booking.com, Expedia, and, if you participate, your own direct rate.
Those rates are Google Hotel Ads: ads with price and availability in Google's hotel results. They're live. Google pulls the price from the connected systems and shows it at the moment of the search. The guest sees at a glance that you ask $118 for Friday night and Booking.com asks $129.
That price difference isn't accidental. On Booking.com you pay commission, so you can set your direct price lower. You're allowed, and it's one of the strongest reasons to participate.
The difference with a regular Google ad: with Hotel Ads you don't pay for a click to your website in general, but for a click on a specific rate for a specific date. How a Small Accommodation Participates
Here's the hurdle. Google doesn't work directly with individual accommodations for Hotel Ads. You need an intermediary: a booking system (also called a reservation system or booking engine) that's connected to the Google Hotel Ads platform.
That booking system sends your live rates and availability to Google and captures the bookings. Without that connection you can't appear.
Providers offering the integration for small-scale accommodations include:
- Lodgify: popular with B&Bs, hostels, and vacation rentals, has direct Google integration.
- Beds24: flexible and cheaper, integration via channel manager.
- Mews: more geared toward small hotels with reception, has Hotel Ads support.
- Cloudbeds: more international, integration available, higher price level.
If you already have a booking system, check whether that provider supports Google Hotel Ads. Many modern systems offer it standard or as an option. Turn it on via settings or via your channel manager.

What It Costs: Two Models
Google offers two payment models for Hotel Ads. Which model is available depends on your booking system and region.

Google's commission model is lower than Booking.com. With Booking you pay 15 to 25 percent, with Google Hotel Ads around 10 to 12 percent. The difference is real, but total costs are higher than that comparison suggests. You also pay for your booking system. Figure on $30 to $100 a month for a simple system.

A Calculation Example with 8 Rooms
Say you have 8 rooms, run 70 percent occupancy, and your average nightly rate is $110. That's roughly 168 sold nights per month. On Booking.com at 17 percent commission you pay around $3,140 a month in commission.
If you get 25 direct bookings per month via Google Hotel Ads, averaging 2 nights each, that's 50 nights at $110: $5,500 revenue. At 11 percent Google commission you pay $605 on that. Add $60 booking system: $665 total.
Those same 50 nights via Booking would have cost you $935 in commission. The difference is $270 a month, plus you keep guest contact in your own hands. At lower prices or less volume that calculation flips quickly. So always run it with your own numbers.
Fair Assessment: Who It Works For
Google Hotel Ads is not a free channel. Commission is lower than OTAs, but you pay the booking system always, even if you generate few bookings via this channel.
It pays off more if:
- You're already paying for a booking system and Google integration is free or cheap.
- Your average nightly rate is above $80 so the commission difference provides enough absolute margin.
- You already get a substantial portion of bookings via Google searches.
- You can set your direct price lower than the OTA price because you don't need to reserve for commission.
It pays off less if:
- You're not yet paying for a booking system and don't recoup setup and monthly costs.
- Your rooms are small, occupancy low, or nightly rate around $50.
- You already generate many direct bookings via other channels (email, regulars, social media).
Calculate how much you currently pay in commission and what a shift to direct delivers in the savings calculator. That step is useful before you decide if Google Hotel Ads is worth the investment.
Common Mistakes at the Start
Not setting your direct price lower than the OTA price. If you show the same price as Booking.com, the guest prefers the platform: more reviews, guarantee program, points. Your direct rate has to make it worth switching. A few dollars off or an extra benefit, free cancellation or a drink at arrival, makes the difference.
Choosing a booking system that doesn't have the integration. Not every reservation tool connects to Google Hotel Ads. Verify this before purchase so you don't have to migrate later.
Not having your Google Business Profile in order. Hotel Ads works with your profile. A poorly filled or unverified profile delivers less visibility. The ranking factors for local SEO apply here too.
Expecting volume to build quickly. Google Hotel Ads isn't a switch you flip. It takes weeks to months for the connection to be fully set up and your ads to appear regularly. Factor that in on your evaluation.
First check your existing booking system
Do you already have a reservation system. Look in settings or integrations to see if Google Hotel Ads is available. With Lodgify and Beds24 it's there by default. If not, you know that takes an extra step or migration is the better choice.
What You Can Do Now
Google Hotel Ads is not the first step for an accommodation just starting with direct bookings. The foundation is a good Google Business Profile and a working booking button on your site. Google Hotel Ads only makes sense if the guest can actually book and pay for a room on your own site after the click. Without a functioning booking system you send people down a dead end and still pay per click.
